Pension funds in a £65 billion shambles...
31st Dec 2008
Hey guys,
I've just been reading in the papers today that pension funds have lost about 17% of their value. For those playing at home, that's about £65 billion in value -- a massive amount of money to be lost, and no doubt, will have a terrible but very real impact on many families.
It's not a surprise to me at all. You see, a long time ago I decided that property was the vehicle for my retirement, and I immediately set about building my property portfolio and to be honest I have never looked back.
The truth is that if you don't have at least £2 million in property value right now then you are not in a good enough financial position to retire. And now -- more than ever -- is the time to take a serious look at your financial position. You can only use "it's not the right time to invest" as an excuse for so long. Fear and procrastination are your enemies and the longer you leave it the more you will pay in the long term.
I'm sure you'll agree with me: the government can't help you. Just take a look at the debt they're running up. The pension funds can't help you either. The commissions they make and the fees they charge just come off your bottom line. Property is really the only viable choice for most people to secure their retirement.
So -- make 2009 a huge year for you and your family's future: give the team a call on 0207 812 1255 and they'll book you in with Simon or me and together, we can map out a specific plan that suits.

PS. Oh, and if you're still thinking that it's not a goot time to invest, that the market isn't "right", then I invite you to come and meet with us anyway. I guarantee to show you why right now is in fact one of the best times to be investing in property -- whether you do it alone, or with our help.
What do a Nintendo DS and property investing have in common?
29th Dec 2008
Hey guys, Life is like a video game in some respects!!! Arlene bought me a Nintendo game for my DS for christmas, so I sat down tonight and started one of the games that came with it -- one of those lateral thinking games that gets more and more complex at each level. When I first started I was terrible -- the first level must have taken me 15 minutes -- but about 3 hours into the game I am about to start level 37...
Never, never sell!!!
18th Dec 2008
Hey guys, At various stages along my property career I've had the opportunity to sell various properties that I own. It's a great feeling to be in a position to sell a property for more than you bought and even more than it may have cost you in expenses and possibly even hassle. It also makes you feel proud that you can make just as much from the sale of a property as you can from a whole year working...
The dangers of buying off plan in the wrong market...
16th Dec 2008
Hey guys, We receive a huge amount of feedback from clients who purchase through other property clubs and property investment companies. Unfortunately, many of these companies go bust leaving their clients to fend for themselves on properties that were bought off plan. In some cases up to 2 or 3 years before completion...

This week I cover rising unemployment and its lag effect on the property market, the recent price drops and the coming recovery -- who do you believe on the all important dates? And would you believe that the next property crash is already being predicted??? I've seen first hand that the big buyers are jumping back into the market now that there are great deals on offer, but in general, lenders are waiting, news is worsening, but cashflow is getting better...

Are you heading to zero?
12th Dec 2008
Hey guys, An expression I discuss in my forthcoming book is 'heading to zero' and it's become even more important now that the recession has hit us. Heading to zero explains the feeling you have when you look at your property portfolio cash flows, and the money that you have available in the bank or in your facility, and you realise that in a specific amount of time your will have nothing left to fund any shortfalls...
The Engine Fund...
10th Dec 2008
Hey guys, I was chatting to one of our clients who is also a pilot the other day. He was telling me about the fact that he owns a aeroplane with 4 other guys. It's a small Cessna twin engine that they use for family holidays and occasionally for business meetings. Now before you jump up and down about the excesses of owning an aircraft and the carbon footprint it may produce the interesting thing that I got from the conversation was the fact that they had an engine fund...

Hallelujah: our saviour: the "credit crunch".
7th Dec 2008
Hey guys, It might seem like a bit of a weird headline, but I actually think that in many ways the credit crunch has saved many investors from the pain of rising interest rates and the cash flow problems that go along with it. It's brought relief to many investors across the country and the team has received lots of calls from our investors who for the first time in the past two years are encouraged that their overall cash flow is looking much healthier than it did in say August 2008...
